What is BnBFlow?

BnBFlow is a PMS (property management software) for short-term rentals, serviced apartments, hotels and guesthouses. It brings together a channel manager for Airbnb, Booking.com, Vrbo, Expedia and many more, online check-in with the guest registration form, smart locks, your team, owners and compliant invoicing. It is a product of DTZ LABS S.R.L., with data hosted in the European Union.

How do I get started with BnBFlow?

Up to 20 units, you create your account yourself in a few minutes, from “Get started”: choose your plan and sign up. You import your properties from Airbnb yourself, in minutes, and if you need it, we help with your first check-in. For hotels, guesthouses and portfolios above 20 units we prepare a tailored offer.

Does it work with Airbnb and Booking.com?

Yes. The BnBFlow channel manager automatically syncs bookings, calendar, rates and restrictions with Airbnb and Booking.com.

Does it work with channels other than Airbnb and Booking.com?

Yes: Vrbo, Expedia and many other channels, plus your own direct booking website. Every booking lands in one calendar, and prices and availability go out from there to every channel.

Is it compliant with local rules?

BnBFlow is built from the law, starting with Romania: the guest registration form signed by the guest, invoices sent automatically to e-Factura, the tourist tax calculated per guest and the guest register kept up to date. We bring the same approach to every market we work in: compliance with local rules, built by us or through partners.

Which smart locks can I use?

The smart locks you already use, from makers such as TTLock, Nuki or Tuya; if you have another model, tell us and we connect it. Every stay gets a unique code, active only while the guest stays, which reaches the guest on arrival day.

How much does BnBFlow cost?

Professional (recommended) €19.99, Standard €14.99 and Essential €7.99 per unit per month; annual billing gives you 20% off. Hotels, guesthouses and large portfolios receive a tailored offer.
