The AADE registry and the AMA number
Μητρώο Ακινήτων Βραχυχρόνιας Διαμονής · ΑΜΑ
What it requires
A furnished home let short-term (up to 59 days per stay) is entered in the AADE registry, through myAADE, and gets a registry number, the AMA, one per unit. The number is shown in the listings on every platform and in any other promotion.
Licensed tourist accommodation has its own regime (ΕΣΛ / ΜΑΓ). Operating without registration is penalised under art. 111 of Law 4446/2016.
What BnBFlow does
For information
The owner registers once per unit, in myAADE. If you are just starting, we go through it together in the walkthrough.
For every stay, by the 20th of the month after departure: the AMA, arrival and departure, the amount (excluding VAT and fees), the platform or “Εκτός πλατφόρμας” (off-platform) and the guest (tax number or, for foreigners, name and passport). Corrections until 28 February of the following year.

Areas closed to new registrations
Athens, municipal districts 1, 2 and 3: no new registry entries until 31 December 2026 (extended by ministerial decision 225563/2025). Thessaloniki, first municipal community: no new entries from 1 July to 31 December 2026 (Law 5313/2026).
