Two new rules, from official sources.
Across the European Union, Regulation (EU) 2024/1028 on data collection and sharing for short-term accommodation rentals applies from 20 May 2026: where a country runs a registration system, each unit gets a registration number that is shown in its listings, and platforms share activity data with the authorities.
In Romania, ANAF Order no. 381 of 24 March 2026 (Official Gazette no. 250 of 31 March 2026) approves a new “occupancy record form” for those earning income from accommodation or from short-term rental of rooms in their own home, from 2026.

Message us on WhatsAppWhich countries does BnBFlow work in?
Romania, Greece, the United Arab Emirates, Estonia and Italy, following each country’s rules for guest registration, invoicing and local taxes. Each country’s page lists the rules one by one, and what BnBFlow does for each.
What does “compliance-ready” mean?
That we adapt to the rules of each country: guest registration, invoicing and local taxes follow the rules of the country where the property is, built by us or through partnership.
What are my legal obligations for a short-term rental in Romania?
Usually: a classification certificate, a registration form for every guest, a guest register, the tourist tax set by each city and invoicing, including e-Factura where it is mandatory. The exact obligations depend on how you operate (individual or company): check them with an accountant.
What does BnBFlow do automatically?
The registration form signed by the guest on their phone, the guest register from check-in data, the tourist tax calculated per guest and the guest invoice sent to e-Factura, with the status of every invoice in view.
