Built in the field, not in a boardroom.
BnBFlow started in 2025, where technology meets property management.
The bar was set by a corporate client in Dubai: an operation at company scale, where every process is tracked and every number has to add up. We brought the same standard to Romania, inside the operation of one of the country’s largest property management agencies: arrivals, cleaning teams, access codes, owners asking for reports and invoices that have to reach the tax authority.
We built the hardest parts first: the registration form signed by the guest and the e-invoice. Then everything else. Every feature passed the test of a real working day before it reached anyone else.
Since 2026, BnBFlow has been open to every host who wants to work like a professional.
02From the founder
The operating system for property.
I come from technology. When I diversified into real estate, with properties on Airbnb run by a management agency, I found out how much still fell on the owner: from invoices to coordinating the agency and the accountant, all through a WhatsApp group. I saw the problem from both sides: as someone who builds software, and as an investor paying for a service that still didn’t run on its own.
We started with the law, because that’s where most software gets stuck. But the law is only half of it. The other half is the experience: a product you enjoy opening, that shows you what matters today and does the rest by itself.
The direction has been the same since day one: the operating system for property, one place for everything it needs, from the first guest to the last invoice. The people behind every property remain the reason we do it.

The BnBFlow app is available in 6 languages: Romanian, English, Greek, Italian, Spanish and Estonian.
In Romania, BnBFlow is an official partner of ATIP (Asociația pentru Turism și Închiriere Proprietăți), the non-profit association that represents short-term rental and property owners.
We work with trusted partners: Stripe for payments, WhatsApp Business for guest messages and UpBill, our invoicing partner, for Romania’s e-Factura.
